About ThaiPins

ThaiPins is a solo-built, independently run project โ not a listing site, not a brokerage. It exists because every apartment-hunting site in Bangkok shows asking prices, and asking prices in this city are routinely 10โ20% above what tenants end up signing for. There was no public source for what people actually pay, so this maps it directly from renters themselves.
How a pin gets on the map
Anyone can drop a pin: tap a spot on the map, enter the monthly rent, bedroom count, property type and furnishing status. No account, no login. The submission goes straight into the public map โ there's no manual approval queue, by design, because that's what keeps it fast enough for people to actually use.
How bad data gets kept out
Instead of moderation, ThaiPins leans on database-level constraints that every submission must pass, whether it comes through the UI or a raw API call:
- Coordinates must fall inside Bangkok's metro area (lat 13.5โ13.95, lng 100.3โ100.9) โ pins can't land in the ocean or another country.
- Rent must be a whole number between เธฟ1 and เธฟ10,000,000.
- Bedroom count, property type, and furnishing are fixed dropdowns, not free text โ no injected spam or malformed values.
- Each IP address is capped at 3 new pins per hour, to blunt scripted flooding.
These checks run twice โ once client-side for instant feedback, once again inside the database itself, since anything only enforced in the browser can be bypassed with a direct API call.
What's anonymous, and what isn't
A public pin shows only rent, bedroom count, property type, furnishing, and an approximate location โ never a name, unit number, or contact detail. The one exception: if someone opts in to "looking for a flatmate," the email they enter is stored so other renters can reach them; that's the only path where an email exists in the system at all. What "median rent" actually means here
Area and city-wide medians on this site are computed live from whatever pins exist for that area at the time you load the page โ not a fixed survey, not projected or estimated. An area's numbers get less noisy as more people pin there, which is also why area pages only go live once an area has enough pins to say something real (an area with two pins isn't shown at all; the map itself always shows everything, regardless of volume).
